Snow Summit and Bear Mountain sit less than two miles apart and together form one of the largest ski areas in Southern California. For property owners, this is not a minor amenity — it’s the engine that drives winter demand, sustains rental income for investment buyers, and creates a social scene around the mountain that most resort communities in the state would envy.

The ski season runs roughly November through April depending on snowpack, and when conditions align, Big Bear delivers runs that justify the season passes many Angelenos have held for years. The investment in lift infrastructure continues — new high-speed lifts, upgraded snowmaking, and amenities that attract younger buyers who grew up skiing here and now want to own here.



Summer: The Season That Changed Everything

The conversation about Big Bear used to begin and end with skiing. That’s no longer the case. The Market: What Drives Value Here

Big Bear’s real estate market is driven by two distinct buyer pools: the second-home buyer seeking personal use and long-term appreciation, and the investment buyer running short-term rental income through platforms like Airbnb and VRBO. The STR market here is legitimate — well-positioned properties with ski access, hot tubs, and good photography routinely gross $60,000–$90,000 annually — and that income potential reshapes the purchase decision for many buyers.

Inventory ranges from older A-frames and cabins in the $400K–$600K range to newer custom builds and lakefront properties reaching $1.5M and beyond. The Moonridge corridor near the ski areas commands consistent premiums. The north shore of the lake — quieter, more private, with better views — attracts a different buyer entirely: one looking for permanence rather than rental yield.



The Town: More Than a Base Camp

Big Bear Lake the city has matured beyond its resort-town origins. The Village — the pedestrian-friendly commercial district along Village Drive — has developed a genuine dining and retail scene. The craft brewery culture has arrived. The coffee shops are good. The grocery infrastructure is solid. For a buyer contemplating extended stays or full relocation, the town functions as a real community, not just a collection of vacation infrastructure.

The school system through Bear Valley Unified has a loyal local constituency, and the permanent population — around 5,000 year-round residents — brings the civic fabric that tourist towns often lack. Farmers markets, arts events, and a genuinely engaged local business community round out a picture that bears little resemblance to the one-dimensional ski town of twenty years ago.
