d. MLS Copyright Acknowledgment. You acknowledge and agree that the California Regional Multiple Listing Service, Inc. (CRMLS) and/or its Participants retain all ownership rights and copyright in all MLS data and listing information displayed on this Website. No portion of the MLS database may be reproduced, stored, or transmitted in any form without prior written consent.

e. Bona Fide Interest. You represent that you have a bona fide interest in the purchase, sale, or lease of real estate of the type displayed on this Website.

f. Password Security. You are responsible for maintaining the confidentiality of your account credentials. You agree to notify us immediately of any unauthorized use of your account. Passwords may be required to be changed periodically in accordance with MLS rules.

g. Data Retention. Your registration information, including your name, email address, username, and activity log, will be retained for a minimum of 180 days after the expiration or termination of your account, as required by CRMLS rules.

4. MLS Compliance and Audit Authorization

You expressly authorize the California Regional Multiple Listing Service, Inc. (CRMLS), and other MLS Participants or their duly authorized representatives, to access this Website for the purposes of verifying compliance with MLS rules and monitoring the display of Participants' listings.

5. Listing Information Disclaimer

All listing data and information provided on this Website is sourced from the California Regional Multiple Listing Service, Inc. (CRMLS). All data, including all measurements and calculations of area, is obtained from various sources and has not been, and will not be, verified by Broker or MLS. All information should be independently reviewed and verified for accuracy. Properties may or may not be listed by the office/agent presenting the information.

The Broker does not guarantee the accuracy of any listing information and is not responsible for errors, omissions, or changes in listing data. Listing information is updated regularly but may not reflect real-time status changes.

6. Property Display and Data Security

a. Gated Data. Certain listing information, including but not limited to expired, withdrawn, cancelled, and sold listing data, is available only to registered and verified users in compliance with CRMLS Virtual Office Website (VOW) rules.

b. Data Refresh. MLS listing information displayed on this Website is refreshed at least once every three (3) days in accordance with CRMLS rules.

c. Opt-Out Listings. Properties where the seller has directed the listing broker to withhold the listing from Internet display will not be shown on this Website.

d. No Alteration. MLS listing data displayed on this Website has not been altered or modified from its original form as provided by the MLS, except for formatting and display purposes.

7. Third-Party Comments and Automated Valuations

This Website may display automated estimates of market value or probability assessments for properties. These estimates are generated by proprietary algorithms and do not represent formal appraisals. They should not be relied upon as a substitute for a professional appraisal or comparative market analysis prepared by a licensed real estate professional.

At the request of a seller, automated value estimates or third-party comments associated with a specific listing will be disabled.

8. Consumer Comments

Any comments posted by users about specific listings reflect the opinions of the commenter and not those of the Broker. The Broker is not responsible for the accuracy of user-generated content. False or misleading comments about a specific property will be corrected or removed upon receipt of a communication from the listing broker or agent explaining why the content is false.
